GREATER NOIDA: Hundreds of homebuyers in Greater Noida West, who have been protesting over pending flat registries, have decided to suspend their agitation after the cabinet last week approved a set of relief measures, among them a Covid ‘zero period’, that the government will extend to developers based on recommendations of an expert committee led by former Niti Aayog CEO Amitabh Kant to revive stalled real estate projects in the state. The recommendations are expected to clear the way to restart the registry of flats in the state.
The residents’ body said they will now study and review the cabinet’s decision and the subsequent action plan adopted by the development authority before chalking out a course for the agitation,” Mihir Gautam, who has led the homebuyers’ protest at Ek Murti Chowk every Sunday for 53 weeks now, told TOI.
“Our representatives will adopt a wait-and-watch policy as several decisions taken by the government earlier are yet to be implemented. We will see how and when the GNIDA board starts registries in Greater Noida West, till then, we will suspend the weekly protests,” Gautam added.
New Era Flat Owners’ Association (NEFOWA) president Abhishek Kumar said the zero-period relief is a significant windfall for realtors because it will wipe out 46 months (nearly four years) of interest and penalty from dues they owe to the government for land allotted to them.
“But there is no immediate relief for homebuyers which is disappointing. The authorities now have to work out a resolution that ensures the benefits extended to realtors in the form of zero-period waivers are passed on to homebuyers by enabling registries. Any policy formulation will have to be placed before the boards of the three authorities in Noida, which then go to the state government for approval. We can only hope that the Greater Noida Authority will speed up the recovery of its dues and people can start getting possession of their homes along with registries,” Kumar said.
Earlier, Greater Noida authority CEO Ravi Kumar NG had told TOI that they were yet to receive the government order on the implementation of the Kant panel recommendations. “After receiving the information, we will decide. A comprehensive policy might need to be formulated and approved by the board,” he said.
Residents, meanwhile, will continue their agitation demanding seamless metro connectivity for Greater Noida West.
Currently, an interchange between the Blue Line and the Aqua Line is at Noida’s sector 51 and 52 metro stations. However, commuters face hassle as they need to travel 430 metres and undergo ticketing and security process once again for switching over. Moreover, Greater Noida West has no public transport snd residents are dependent on autos and private vehicles. The metro demand for the area has been pending for nearly a decade.
There are over 100 societies in Greater Noida West with around 5 lakh population.
